- Add all room totals together for your estimated square footage.
This number provides a starting point for HVAC sizing calculations.
How to Determine the Size Air Conditioner You Need
Air conditioner size is measured in tons, which refers to cooling capacity. One ton equals 12,000 BTUs (British Thermal Units) per hour.
As a general rule:
- Homes require approximately 20 BTUs per square foot of living space.
- Multiply your total square footage by 20 to estimate required BTUs.
- Homes with ceilings higher than 8 feet typically need 25% more BTUs.
Dividing your total BTUs by 12,000 gives you an estimated AC tonnage. This provides a baseline, though other factors may adjust the final system size.
How to Determine the Size Furnace You Need
Furnace sizing depends on square footage, climate zone, and furnace efficiency. Climate plays a major role—colder regions require higher heating output than warmer areas like Arizona.
General heating requirements by climate zone include:
- Zone 1: 30–35 BTUs per sq. ft
